March Madness: Selling your home for the best possible price

You have probably heard that spring is the best time to list your home for sale, but most people don’t really discuss how to use this strategy effectively. When it's cold outside and the snow is falling, it's hard to get into spring fever mode and get excited about listing your home. Using a REALTOR® who understands the local market and how to use statistics and strategies to win the pricing game is invaluable.

It is not uncommon to see unusual floor plans and contemporary homes go on the market in January and February when there is less inventory for Buyers to choose from. This is an example of using supply and demand in a Seller’s favor. People relocating from out of state are more likely to purchase a home in the early months of the year because they have to find something in a short period of time due to work requirements. This is beneficial to the unique homes that may only have a small pool of Buyers interested in them.

This also allows the Sellers to get a feel for pricing their home before the influx of homes hit the market when the warmer weather arrives. You might be asking “Why does weather matter?” Well, many homeowners love the way their home looks when the flowers start to bloom and the trees green up because this adds to the house's curb appeal and attracting those Buyers.

By mid-March Buyers and Sellers have either started or finished their taxes and are thinking “Hey, maybe it’s time to make a move!” This is a crucial time to have your listing agent come by to give you a market analysis based on the homes that have sold in the last 30 days. If there are no other homes yet on the market in your neighborhood, use this to your advantage.

Make sure you price it correctly based on the other Active, Under Contract and Sold listings in your school district. Remember you will be setting the bar for the rest of the neighborhood based on the price you choose. If your home stays on the market for more than two weeks it might be time to look at what your competition is doing. Are they having their home staged, professionally landscaped or is there something else going on. This is why it is important to have an experienced REALTOR® to guide you through a pricing strategy.
